Garage and annexe appliances are kept off the house list. · 5.0 Star from 39 reviews PAT testing in Kingswood is the plug in items actually presented. Appliances in a garage or annexe are written on a separate list from the house. ## How Kingswood PAT is counted The count is the items presented, split by building. A garage, annexe or outbuilding has its own list. The fixed wiring report for a rented home is not added on. A failed appliance is labelled on this visit and not mended. - PAT testing: from £120; £120 for up to 20 appliances, then £1.50 per additional appliance. - The fixed wiring inspection of a rented home stays a different visit. - Appliances handed over after counting has finished are added before any test starts. - Mending a failed appliance is outside this visit. ## PAT testing across Kingswood We serve Kingswood from our base in Banstead. - Waterhouse Lane - Warren Drive - The Warren - Furze Hill - Woodland Way - Copthill Lane - Kingswood station - Lower Kingswood ## What happens on the day Every plug in item is tested and labelled, then written against the building it came from. A large house in Lower Kingswood and the garage beside it are not one list just because there is a second board out there. The fixed wiring inspection, including any report already in date for a rented home, is a different visit. A pass sticker on an appliance does not speak for the Costain wiring underneath. ### Keep a list per building Items from the garage, annexe or outbuilding are written for that building. They are not added to the house count because the plot is large. ### Leave the fixed wiring report Fixed wiring keeps its own inspection. A PAT label is not that paperwork, and it says nothing about a second board. ### Label a failure and leave it A failed item is marked and left out of use. We do not mend the appliance on this visit. The mark also does not say a house on Woodland Way needs another circuit. ## Questions about Kingswood PAT ### Are garage appliances on the house list? Only if they were presented for the house. A second board in the garage does not merge those appliances into the house list, or the other way round. ### Is PAT the rented wiring certificate? No. This visit is the plug in items. The fixed wiring has its own inspection, and a report already in date can stand for that wiring. ### What happens to a kettle that fails? The failed kettle is labelled and left out of use. The sheet records that result. Repairing the kettle is a different job. ### Does a pass label clear a Costain house? No. Those houses have later additions on the original wiring. A toaster that passes tells you about the toaster, not the Costain circuits. ### Are outbuilding tools included automatically? No. Tools in an outbuilding are tested when they are presented. A large plot is not a reason to invent a list of tools. ## Other services in Kingswood - [Electrician in Kingswood](https://www.tmbelectrics.co.uk/electrician-kingswood): Electrician in Kingswood, Surrey (KT20).
