# EICR testing and electrical safety reports — TMB Electrics

> Book an EICR test, see current published prices and receive an Electrical Installation Condition Report explaining the fixed electrics and next steps.

An EICR (Electrical Installation Condition Report) records the condition of a property’s fixed electrical installation after inspection and testing, including any problems and recommended next steps. Based in Banstead — also serving Sutton, Wallington, Reigate, Purley and Epsom.

## EICR prices

Choose the closest property type. The details are checked before the inspection so the scope and final price are clear.
- EICR — domestic: £150
- EICR — commercial: £250
- The written EICR report is included.
- Repair work and any further investigation are priced separately before they go ahead.

## Know when an EICR is useful

The reason for booking helps the electrician confirm the right scope.
- **Landlords:** Periodic checks provide a clear record of the fixed installation and any action the report recommends.
- **Homeowners and buyers:** An EICR can help you understand existing electrics before a purchase, renovation or planned upgrade.
- **Business properties:** The report gives the person responsible for the premises a clear record of the installation’s condition.

## What the inspection covers

The electrician checks and tests the fixed electrical installation, then records the findings.

### Included in the inspection
- Consumer unit, circuit protection and RCDs
- Fixed wiring and electrical circuits
- Sockets, switches, lighting and accessible fixed equipment
- Earthing and bonding arrangements
- A written report with the inspection results

### Not included automatically
- Portable appliance testing, often called PAT
- Repair work or replacement parts
- Further investigation beyond the agreed inspection
- Areas that cannot be accessed safely

## What happens on the day

Knowing what the electrician needs makes the visit easier and reduces avoidable delays.
1. **Make the electrics accessible:** Provide access to the consumer unit, sockets and other fixed electrical points. Share earlier reports if you have them.
2. **Allow for brief power interruptions:** Parts of the installation need to be isolated while circuits and protective devices are tested.
3. **Receive the written report:** The report records the results, any limitations and whether further action is recommended.

## Understand the report

Observations use standard codes so you can see what needs attention.
- **C1:** Danger is present and immediate action is required.
- **C2:** A potentially dangerous issue needs urgent remedial action.
- **C3:** An improvement is recommended, but this is not a danger code by itself.
- **FI:** Further investigation is required without delay.

## EICR questions

Clear answers before you request a quote.

### What is an EICR?

An Electrical Installation Condition Report is produced after a property’s fixed electrical installation is inspected and tested.

### How often do landlords need an EICR?

In England, rented properties normally need the electrical installation inspected and tested at least every five years, or sooner if the previous report requires it.

### What does an EICR cost?

Current published prices are shown above. Send the property details so the team can confirm the right option and final price.

### How long does an EICR take?

It depends on the property’s size, number of circuits and access. The team can estimate after checking the details.

### Will the power be switched off?

Yes, parts of the installation normally need to be isolated for testing. Plan for temporary interruptions.

### What happens if the report finds a problem?

The report explains what was found. Repair work or further investigation is discussed and priced separately.

### Is an EICR the same as PAT testing?

No. An EICR covers the fixed installation. PAT testing covers portable appliances and is separate.

### Do you cover my postcode?

TMB Electrics works in Banstead, Sutton, Wallington, Reigate, Purley, Epsom, Kingswood, Surrey, Coulsdon, Tadworth, Ewell. Send the postcode to check the team can visit the property.
