Downlight installation in Ashtead

TMB Electrics, based in Banstead, fits downlights in Ashtead only where the ceiling has a void. A cottage on The Street without that void keeps a fitting the ceiling can hold.

What happens on the day

A hole is cut only where there is a void above the ceiling. Period cottages on The Street often cannot take that hole, and they keep a fitting the ceiling can hold. An extended semi on Agates Lane may have a different void in the extension from the original house, so each ceiling is checked on its own. 1930s houses off Craddocks Avenue are not assumed to have a clear void just because of their age.

  • Check the void firstEach proposed hole on Craddocks Avenue or Woodfield Lane is checked for a real void and for what already runs in it. The age of a 1930s house is not treated as permission to cut.
  • Treat the extension apartAgates Lane extensions have a different ceiling space from the original house. Downlights in the extension are planned on that void, and the original ceiling is left uncut if it cannot take them.
  • Keep a solid ceiling solidWhere a cottage on The Street has no void, the job becomes fittings the ceiling can carry. The plaster stays. A hole is not cut to force a downlight into a ceiling that has nowhere for it.

Ashtead downlight questions

Still have a question?

Will you cut holes in a cottage ceiling on The Street?

Only where a void is there and the ceiling can take the opening. If it cannot, the fitting changes to one the ceiling can hold, and the plaster is left alone.

Is an Agates Lane extension the same ceiling as the original house?

Not by default. Extended semis there often have a different void in the new part. Each ceiling is checked, and a void in one does not license holes in the other.

Do 1930s houses off Woodfield Lane always have a clear void?

No. The second consumer unit tells us nothing about the ceiling. The void is looked at, including what already runs through it, before a hole is marked.

What if the existing circuit cannot feed the extra lamps?

The extra circuit is described before any cutting. On a long serving circuit in Lower Ashtead, spare capacity is tested rather than assumed from a working switch.

Are the lamps themselves in the figure?

Only the lamps named on the quote. A change of lamp type after the holes are sized is talked through before different fittings are bought.
