The whole fixed installation from the meter to the last socket: the consumer unit and its protective devices, every circuit, sockets, switches, lighting and fixed appliances, plus earthing and bonding.
How long is an EICR valid for a rental?
At least once every five years in England, and sooner where the current report has set an earlier date. A copy goes to the tenant, and the council may ask to see it.
What do the codes C1, C2, C3 and FI mean?
C1 is danger present, C2 is potentially dangerous, C3 is an improvement recommendation and FI means further investigation is needed. Only C1, C2 and FI make a report unsatisfactory.
Do I need an EICR before buying an older house?
It is worth having. The inspection shows the condition of the wiring before the purchase is committed to, rather than discovering it after the keys are handed over.
Will the inspection turn the power off?
Circuit by circuit, not all at once. Each one is switched off for dead testing and brought back before the next goes down, so anything that cannot lose power should be mentioned first.
