We arrive when we said, park where we have arranged, and start by looking at the board with you rather than disappearing into a cupboard. Bell Street and West Street have almost nowhere to leave a van, so that gets settled in advance. We go through which circuits drop and roughly when, so a home office, a shop counter or a child asleep upstairs is worked around instead of surprised.
In a Doods Road terrace the day is spent under the ground floor boards and up in the loft, since that is where a century of added circuits meet. Older skirtings and plaster come off carefully and go back looking like nobody was there. Should the wiring behind them turn out worse than the board suggested, you get the news and the revised figure in person, on the spot.
Nothing is energised again until it has been measured and passed. New boards, new circuits and rewires are notifiable work, so the job is registered under Part P and your certificate follows. In the conservation area we also keep a photographic record of how the building looked before we started, which is worth having if anybody asks questions later about the front elevation.

We split the installation down circuit by circuit until the reading tells us which one is leaking, then quote the repair separately once the cause is known.
You do. A let property in England needs a satisfactory condition report before the tenancy starts, renewed every five years at the latest, and the tenant is entitled to a copy. On the older houses around the town the report frequently picks up an ageing board, which is the item most likely to need putting right afterwards.
