Reigate's Victorian growth ran north of the centre, at Wray Park through the 1850s and 1860s, with Doods Road laid out around 1864 and Somers Road following soon after. Rewiring a three-storey villa there means long vertical runs and decisions about which original features stay untouched, which is why the survey matters more than any price list.

The terraces along Glovers Road and Lesbourne Road, southeast of the centre and built around 1893, tell a different story. Partial rewires are the norm: the front rooms were dealt with at some point, the back addition never was, and the two halves meet at a joint somewhere under the floor.

A good number of Reigate houses have cellars cut into the Folkestone Beds sandstone the town was once quarried for. They stay cool and damp, which rules out routing cable through them the way you might elsewhere, and it is one reason I want to see the house rather than price it from a description.

Testing decides that. In the Wray Park villas I usually find some circuits already replaced to a decent standard, so replacing only the ones that fail is cheaper and far less disruptive than starting again.

Who deals with the Building Regulations side?+

Rewiring counts as notifiable building work in England. I go through certification and the notification route with you at the quote stage, so both are agreed before work begins and the certificate comes with the job.

The house is three floors plus a cellar. Does that add time?+

It usually does, and the survey is where that gets established rather than the invoice. Vertical runs, cellar damp and original staircases all shape the route, so I set the implications out in advance.

How does making good affect the quote?+

Chasing walls and lifting boards is part of rewiring, so the quote lists the making good I include and the finishing that needs a trade after mine. That way you can plan the rest of the work around it.

Do you cover Woodhatch and the post-war estates?+

Yes. Woodhatch Farm land was sold for housebuilding in the 1930s and Rushetts Farm followed after the war, and those houses are now at the age where partial rewires and board changes tend to come up together.
