Epsom's biggest wave of housebuilding followed the railway electrification of the late 1920s, when the town grew from under nineteen thousand people in 1921 to over twenty-seven thousand by 1931. Those houses are now on their second or third generation of wiring, and the layers rarely line up.

The estates begun in that period, Copse Edge Avenue from 1928 and the Chase Road houses, sit alongside roughly fifteen hundred homes the council built between 1920 and 1939 and later sold on. The usual finding is a sound modern kitchen circuit bolted onto pre-war lighting that never had an earth at the fittings.

A full rewire is not the automatic answer to an old house. Testing shows whether the whole installation goes, whether replacing the failing circuits will do, or whether specific defects can simply be corrected. I would rather price the smaller job when the smaller job is the right one.
