Every private-rented home in Epsom needs a valid EICR at least every five years under the 2020 rules. Epsom and Ewell has held no council stock since transferring it to Rosebery in 1994, so private landlords carry much of the town's rented housing.
What I find splits by street. Inter-war wiring around the College Area and Stamford Green throws up cable-condition faults, while the larger Woodcote houses hide long, added-to circuits. I test every circuit and code each fault rather than eyeball the board.

A licensable HMO here is five or more people from more than one household sharing a kitchen or bathroom, and the licence runs five years. Lining the EICR up with the licence renewal saves doing this twice.
