Who needs an EICR
- An EICR (Electrical Installation Condition Report) is an inspection and test of the fixed wiring, fuse board, sockets, switches and lighting, with a written report on their condition.

Access is needed to the consumer unit, meter and a sample of sockets, switches and lights in each room.

What the law requires of landlords
- In England, private and social landlords covered by the regulations must have the fixed electrical installation inspected and tested by a qualified person at least every five years.
- The report states when the next inspection is due, which can be sooner than five years.
- A new inspection is not required simply because the tenancy changes when the existing report is less than five years old and requires no further investigation or remedial work.
- The landlord must give a copy of the report to each existing tenant within 28 days of the inspection, and to any new tenant before they occupy the property.
- Where the report requires remedial or further investigative work, it must be carried out within 28 days, or sooner if the report says so, and written confirmation obtained.

- C1: danger present
- Anything requiring immediate safety work is identified, with practical action taken on the day where possible.
- C2: potentially dangerous

- C3: improvement recommended
- Not dangerous and does not fail the report. Worth doing when convenient.
- FI: further investigation
- Something could not be fully tested and needs looking into. The report is unsatisfactory until it is resolved.
