The large houses around the Woodcote conservation area, on the South Street, Woodcote Road and Dorking Road side of town, generate a particular kind of call. Long garden runs to garages, outbuildings, gate motors and lighting, most of it buried years ago and undocumented, so water finds a way in and one RCD carries the blame for the entire garden.

On the interwar semis out along Hook Road and Ruxley Lane the story is indoors: loft insulation laid over rubber-sheathed cable, a shower circuit added in one decade and a garage supply in another. Intermittent faults there are usually a joint somebody made in a place nobody would think to look.

I cannot tell you on the phone how long yours will take. An obvious loose terminal is quick work; an intermittent fault in a concealed run can need several rounds of isolating and testing. Very often an outside circuit. Mention the weather pattern when you call, because in the Woodcote and Downs-side gardens the culprit is usually a buried run or an outbuilding rather than anything indoors.

Why is there no fixed price for this?+

A fixed price for an unknown amount of investigation would either overcharge you or push me to stop early. Hourly keeps it honest and leaves you in control of when to stop.

Should I keep resetting the breaker?+

No. If it trips again, leave that circuit off where you can do so safely and get it investigated. Repeatedly resetting on an earth fault is how a nuisance turns into a hazard.

Will you need to lift floors or open walls?+

I start with non-destructive testing and only propose opening something up when the evidence points there. Anything that means damage is explained and agreed with you before it happens.
