A Roundshaw address tells you less than people assume. The estate went up from 1965, and the regeneration that ran from 1998 to 2010 demolished about a thousand of the concrete flats and maisonettes while retaining and refurbishing 674 brick homes. So wiring on Mollison Drive or Avro Way could date from the refurbishment or from a rebuild, and knowing which decides where testing begins.

In the Old Town and along the villa roads the faults come from subdivision instead. Circuits split between flats and later recombined leave borrowed neutrals and shared lighting behind them, which is exactly the arrangement that makes a modern RCD trip for reasons that look random from inside the house.

This is hourly work and I would rather explain why than pad out a fixed price. Some faults show themselves in the first twenty minutes of testing and some need several rounds of isolation. After each one you get told what has been eliminated, and the repair is quoted when I can point at the cause.

Yes, and the first question is always which vintage yours is: a retained and refurbished brick home, or one of the post-regeneration replacements. It changes what I expect to find behind the accessories.
