PAT testing in Sutton
TMB Electrics, based in Banstead, tests plug in appliances in Sutton and writes each one on a list. That list is not the landlord fixed wiring report.

PAT in Sutton is charged by the plug in items brought out, whether that is a Cheam Road flat or a house in West Sutton. The landlord fixed wiring report is not bundled in, even where an earlier valid report may still be usable. Failed appliances are labelled, not mended, on this visit.

PAT testing across Sutton
We serve Sutton from our base in Banstead.
What happens on the day
Each plug in item is tested, labelled and written down. Flats above the High Street and Cheam Road shops sit on regular landlord certificate cycles, and those certificates are the fixed wiring. An earlier valid report may still be usable for that wiring. It is not this list. A pass label does not say a staged rewire near the centre is sound, and it does not say a West Sutton house has enough sockets.
- List what is plugged inThe items brought out at the Sutton address are the job. A flat above a Cheam Road shop is that flat's items. The shop's stock is not added because the supply is shared.
- Leave the fixed wiring reportThe five year inspection, and any earlier valid report that may still be usable, stays a different visit. A PAT label is not that document and it is not an EICR.
- Label a failure and stopA failed item is labelled and left. Repairing the appliance is not this visit. The label does not judge the circuits in a Sutton Garden Suburb house.

Is PAT the landlord certificate for a Cheam Road flat?
No. Those flats are on a certificate cycle for the fixed wiring. This visit is the plug in items. An earlier valid wiring report may still be usable, and it is not replaced by a PAT label.
Do you test the shop and the flat together?
Only the items presented for the address asked. A shared supply does not merge the shop's appliances into the flat's list, or the other way round.
What happens to a failed kettle?
It is labelled and left unplugged. The list records the failure. Mending the kettle is not part of the test, and the label is as far as this visit goes.
Does a pass label mean the centre semi is fine?
No. Semis near the centre were rewired in stages. A pass on a toaster says nothing about those circuits. The wiring has its own inspection.
Are West Sutton houses tested differently?
No. The items presented are tested the same way. Wanting more sockets than the house was built with is not something a PAT visit measures.
